General Terms and Conditions (GTC) Furnished Short- and Long-Term Rental
1. Provider
The furnished apartments are offered by: Mike Winter – MLS Living Space Külbstraße 8–10 55131 Mainz, Germany Phone: +49 163 2106935 Email: mail@mls-livingspace.de (hereinafter referred to as the “Landlord”). The apartments are rented for the temporary use of furnished residential accommodation for lodging purposes.
2. Subject of the Contract
The landlord rents furnished apartments for short- or medium-term stays. The apartments are intended primarily for: business travelers project employees contractors temporary stays A permanent residential tenancy within the meaning of Section 535 of the German Civil Code (BGB) is generally not established.
3. Booking and Contract Formation
A rental agreement is concluded through: booking via platforms (e.g. Airbnb or Booking.com), or written confirmation by the landlord (email is sufficient). By making a booking, the guest accepts these General Terms and Conditions.
4. Rental Period
The minimum rental period depends on the specific booking. The landlord offers: short-term stays (from 2 nights) long-term stays (several weeks or months) Long-term stays are considered temporary usage agreements for furnished accommodation.
5. Prices and Payment
Prices are based on the agreed offer. They may include: accommodation fee final cleaning utilities (water, electricity, Wi-Fi) Payment is made: via booking platforms, or by bank transfer prior to arrival.
6. Use of the Accommodation
The accommodation may only be used by the agreed number of guests. The following are not permitted: subletting unauthorized commercial use events or parties excessive noise Guests are required to treat the accommodation and its furnishings with care.
7. Check-in and Check-out
Arrival and departure times will be communicated upon booking. Standard times are: Check-in: from 3:00 PM Check-out: until 11:00 AM Different arrangements may be agreed individually.
8. Cleaning
The accommodation will be handed over in a clean condition prior to arrival. For longer stays, intermediate cleaning services may be arranged. Guests must leave the accommodation in a proper and orderly condition.
9. Damages
Guests are liable for any damages caused during their stay. Any damages must be reported immediately. The landlord may claim compensation for: damaged inventory lost keys extraordinary cleaning requirements.
10. House Rules
Guests agree to comply with the house rules. In particular: respect for quiet hours consideration for neighbors proper waste disposal
11. Liability of the Landlord
The landlord shall only be liable for damages caused by intentional or grossly negligent conduct. No liability is assumed for: personal belongings parked vehicles valuables.
12. Termination
The landlord may terminate the rental agreement without notice in the event of: serious breach of contract unauthorized use of the property disturbance of the house community.
13. Data Protection
Personal data will only be processed for the purpose of booking and contract execution. Data will only be shared if required by law.
14. Final Provisions
If individual provisions of these Terms and Conditions are invalid, the validity of the remaining provisions shall remain unaffected. German law shall apply. The place of jurisdiction shall be the registered seat of the landlord, where legally permissible.
